Tennessee's two-tier licensing

Tennessee uses dollar thresholds. In Davidson County and several other counties (including Rutherford and Robertson), a contractor doing residential remodeling from $3,000 to under $25,000 needs a state Home Improvement license. At $25,000 and up, they need a full state contractor's license from the Board for Licensing Contractors. The license is required whether or not the job needs a permit. Electrical, plumbing and HVAC have their own rules.

What Middle Tennessee homes face

  • Severe storms and tornadoes, including the March 2020 tornado that cut through North Nashville, Germantown, East Nashville, Donelson and Mt. Juliet
  • Heavy rain and flooding. The May 2010 flood is still the benchmark.
  • Clay soils over limestone, with crawl spaces common and basements on hillier lots
  • Rapid growth and rising values that make additions and finished spaces worth it

Frequently asked questions

Are you a contractor?

No. Nashville Home Projects is a free referral service. Contractors pay us for referrals, and you hire them directly.

How do I check a Tennessee license?

Use the Tennessee Department of Commerce & Insurance license verification for the Board for Licensing Contractors.

Do roofing contracts paid by insurance have special rules?

Yes. Tennessee requires roofing contracts covered by insurance to include a 3-day right to cancel, the contractor's contact details and license number, and a detailed description of the work.
